i put a bid in on a short sale, owner accepted bank has not responed. can i bid on another house i just found?

i dont want to wait for the bank and have them reject it while this house ends up getting bid on by someone else. any advice? so i would have 2 bids in on 2 homes. is that legal?

In the State of CA - does the landlord have the right to terminate the lease at expiration?

I have a tenant that has an expiration date of May 1 2009 on the lease. I gave the notice to the tenant today (over 30 days notice). The tenant claims there is an optional renewal term clause in the lease - I read it as the landlord has the option to renew the lease. Any advice?

I am having a yard sale and need pricing advice?

I have several childrens dresses that are in Like-New condition.
I have a formal prom dress that is in Like-New condition. I bought it at a consignment shop for $30.
I have two long childrens white dresses. My daughters wore these when we were sealed in the Temple(LDS). The small one could be used as a christening dress. The bigger one could be used for a child in a wedding. They both cost $28 when I bought them and they’ve been worn once.
I live in Alabama.
Any suggestions for pricing these items for a yard sale?

Need advice about when to begin not letting my son see my husband and me *****?

I’m from Europe where it isn’t really a big deal, but my husband thinks we should stop when he’s between 2 and 3. I think that’s silly. I’d love to know how other people feel about it - at what age will or did you “cover up”.

Could someone help us with some short sale advice?

My husband and I want to do a short sale for a number of reasons:

1. I received a job offer in Miami and need to start in 30 days and we want to get out of the NY area
2. Our home has depreciated in value close to $30K in a year
3. If we rent it out, our mortgage is so high that we would still have to add an additional $700-$1000 a month ourselves
4. We can’t afford to make the payments
5. There are no refinance options available to us (we’ve tried three different banks/companies

We were advised by our realtor (and a few things we’ve read) to go ahead and stop paying the mortgage since we are not currently behind, but are behind on ALL of our other bills. She’s done a number of short sales and says the bank is more accepting of a short sale if the owner is late on payments. Is this true? We would like to stop paying since we will need the money to start elsewhere and we want to rent a place before our credit gets hit by the short sale.

Also, is it okay to move out of our place in 30 days if we decide to go the short sale route?

I’m not worried about the place being vandalized. The area is amazing and in a condominium building with many other units. Our realtor would have the keys, but I do have friends I would give spares to to help keep an eye on the place. Thanks!

What are something I should be aware of when taking a house loan?

I’m 19 years old and just started working part time for 9 dolloars an hour. This is a 2 room and one bathroom house for sale for $130,000 and I figure that’s a okay deal. Anyways, I don’t know if this is a good deal but please give me some advice. Maybe I shouldn’t buy a house yet. ETC…

What is the best loan for my situation. Maybe a 40 year plan or something?!?! O and when I do buy the house, what are some things a new home buyer should be aware of, the extra bills.

used car title/bill of sale questions?

first off i know how difficult it’s going to be to get a duplicate title.. but… i am about to get one heck of a deal.

second, the car isn’t stolen..

& third.. this IS possible.. & it seems like a huge waste of $25 but i need one.

to avoid calling the dmv and fussing for hours for imformation i was hoping someone could tell me how to go about getting another title for this car.. & does anyone know how.. or where i can get something for them to sign to say that i’m the new owner.. without a decent bill of sale i’m afraid it’ll be even more hard to do this.

the title has only been lost.. personally i don’t even know where the title for my current one is..
